Under the terms of your lease, regulations can be created to aid the preservation of the development, its amenities, services, and community. The provisions of the Lease remain, and the regulations are supplementary to the Lease and the obligation therein.
APARTMENT
1. To keep the apartment and all the associated fixtures and fittings in a good state of repair.
2. To allow the Managing Agent or Landlord to enter the apartment at any reasonable time and upon reasonable prior written notice.
3. Not to interfere with the mechanism or any part of your front door.
4. Not to make any structural alteration to the apartment or the external appearance.
Nonstructural alterations require consent from the Freeholder, to be provided by the
Managing Agent via the link POD Management - Alteration Application.
5. To promptly repair, resolve, or report any issues arising within your apartment, including those that may impact other apartments or residents.
6. To maintain all the apartment’s dedicated fire safety systems, be able to evidence the same, and ensure they are always fully operational. This would include but is not limited to the following:

13. Short letting, holiday lets, or other comparable letting forms are strictly prohibited.

15. Items must not be placed near or on the window frames, as they may be sucked or blown out posing a hazard to the people below.
16. Not to damage, tamper, interfere with or otherwise obstruct the runner restrictors or moving parts of the windows.
17. The Managing Agent must be advised immediately of any damage to any window or balcony.
18. Annual window safety checks are required. The Managing Agent will make contact to schedule the checks.
19. Not to hang from any window any items such as washing, plants or otherwise.
20. Not to display any flag, banner, or sign of any nature whatsoever from any window or balcony forming part of the apartment to be visible from the exterior of the building.
21. No items are to be disposed of via the windows or balconies.
22. Not to hang any curtains, sheets, or coverings so that the same are visible from the outside of the apartment and to ensure that any window coverings for the windows within the apartment are cream or white backed.

DELIVERY
28. The Managing Agent will accept deliveries on behalf of residents via the concierge, provided the resident has signed the required waiver of liability. The Managing Agent will not accept any delivery that:

30. Refuse stores are to be used only for the disposal of appropriately sized normal domestic rubbish.
31. All rubbish must be disposed of in securely tied bags so that there are no loose items.
32. Not to dispose of any dangerous, harmful, or flammable items / liquids within the bin store.
33. Not to litter anywhere in the building or estate, and to always use the litter bins provided.
34. Not to throw any rubbish or other items over the side of the communal terrace or other external areas within the estate.
35. Bulky items must not be left in the refuse store or any other areas in the building or estate. These items must be disposed of by the Ealing Council or by a third-party
collection sought out by the resident.

STAFF
The site team come to work to provide services for those who live and work at The Verdean. It is important that they are always treated with courtesy and respect.
